Temple Capital House is an Estonian investment and development house. Since 2012 we have acquired land, obtained planning and building rights, built, leased up and sold commercial and residential projects, working as the management of the companies that own them. In parallel we structure access for selected investors to Estonian deep-technology opportunities where we can add the same operating discipline.
TCH is not a passive investor. In real estate we originate projects, take the development risk, and carry them through planning, construction, leasing and sale as the operating management. In technology we structure private-capital access to Estonian deep-tech companies where we can add board-level stewardship, investor protection and disposal discipline. Same four-step operating rhythm in both sectors.
We source sites, companies and opportunities directly, assess them against planning reality or commercial evidence, and structure them for development, growth and eventual realisation.
In real estate we obtain permits, appoint contractors and manage construction. In technology we secure investor protection, board rights and operating covenants for the syndicate.
We find tenants, negotiate and sign leases, supervise fit-outs, and run the day-to-day property, tenant and portfolio management ourselves — including quarterly investor reporting for the technology track.
A project is finished when it is sold. We prepare assets for institutional buyers or strategic acquirers and run the disposal process to completion.
Owners who back us get an operator, not an intermediary. We take responsibility for the asset from acquisition to exit, and we report on it every quarter.
Development, leasing, property management and portfolio stewardship are performed by our own partners and staff, not delegated to third-party agents.

TCH seeks information rights, reporting cadence and governance mechanics designed to keep investors close to the asset without making them manage it directly.
Our economics are weighted to a performance fee earned only on realisation above a return hurdle. We are paid when the owner is paid.

Site acquired with an existing commercial building let to a car dealership. Detail plan, demolition and permits obtained, the building cleared, and two residential buildings, Linda House and Kalev House, built and sold.
Second residential project. Maarja House designed, built and sold apartment by apartment, completing the residential programme.
Two A-class logistics and stock-office buildings, 13,962 m², developed from land at the Jüri interchange, leased to 29 tenants and prepared for institutional sale.
Plots assembled and consolidated, design conditions obtained for a 5,000 m² retail scheme, anchor tenant secured, and the project sold to a developer in June 2026.
Our second vertical. TCH structures access for selected investors to Estonian deep-technology companies with real engineering, real customers and a credible path to realisation — under the same operating discipline as our real estate book: hands-on stewardship, board-level information rights, and paid on the exit.
Muon-tomography inspection of ageing bridges, tunnels and reinforced concrete infrastructure. Series A syndicated by TCH, closing H2 2026. UK commercial customers include National Highways, AtkinsRéalis, AECOM and Network Rail. Strategic shareholder: Hamamatsu Photonics CVC (Japan).
Recurring revenue from per-inspection-point pricing. Customer pays for the inspection data and reporting; GScan owns and operates the detector fleet. Compressed sales cycle, high gross margin, strong customer retention.
TCH is developing a pipeline of Estonian deep-tech opportunities in adjacent verticals — infrastructure inspection, industrial imaging and security applications. Shared with qualified investors under NDA.
Each opportunity is structured through a regulated SPV with a defined liquidation preference, information rights, board representation and standard investor covenants — TCH sits on the board and manages the position through to realisation.
There are roughly four million bridges in Europe and the United States, half of them built in the 1960s and reaching end of life. Conventional inspection tools — ultrasound, ground-penetrating radar, X-ray — see about 30 to 50 cm into concrete. Most bridges are 1 to 2 meters thick. Engineers are blind to the interior of the structure they are responsible for.
GScan, an Estonian deep-tech company, images the inside of a bridge using muons — subatomic particles that rain down from cosmic rays at roughly 10,000 per square meter per minute, everywhere on Earth, free. Two thin detector panels record each muon's entry and exit path; over a few days, billions of muons pass through the structure. The result is a 3D map of rebar corrosion, broken post-tension cables, hidden voids and material composition — through up to 2 m of concrete. Roughly 4 to 5 times the penetration depth of conventional tools, no radiation source, no traffic closure.
TCH is leading a Series A syndicated private placement into GScan. Selected investors can request NDA access to the teaser, investment deck, financial model, technical overview and due diligence materials.
The process is designed to keep sensitive materials controlled while giving qualified investors a clear route from initial interest to detailed review — the same discipline whether the asset is a building or a deep-tech company.
Temple Capital House was founded by Sander Kaus and Jaanus Põder after completing the Oxford Saïd Business School Executive MBA in 2011. The name reflects Templeton College, where both remain alumni. Both serve on the boards of the companies TCH manages and carry out the development, leasing, management and portfolio stewardship work personally.
